Is ecokit a prefab/modular house?

Both. Ecokit is designed as a kit of parts, consisting of prefabricated components that are simply assembled following our instruction manual. However, the components are standardised, so the whole kit is flexible and modular.

The main benefit of the modularity of our system is that another section can be added to the original structure without compromising integrity.

Is ecokit a “pod” and how are they different to others on the market?

Ecokit is not really “a pod”. Ecokit is an engineered, modular system of components that allows fast and simple assembly. The assembled structure has energy efficiency built-in – there is enough space for “super insulation”, wrapped in a smart membrane that is airtight.

We have various models on offer but we can also design a ‘one-off’ home, just for you.

What is the lifespan of an ecokit™ house?

It is no different from a typical timber frame building, which has the same life expectancy as brick and block buildings. Timber frame buildings are described as permanent structures.

What foundations are required?

Ecokit should sit on foundations appropriate for the specific site. These vary from basic concrete pad foundations to ground screws.

Any Structural Engineer can arrange for a site investigation to be carried out and then design the necessary foundations. We can also help with that!

Can ecokit™ be built with a basement or drive under foundation?

Yes, ecokit homes can easily accept a basement or can just as easily be elevated to sit on foundation walls or piers.

Can ecokit™ be built anywhere in the USA?

Ecokit can be built anywhere, with adaptations based on regional and cultural modifications. We are happy to ship anywhere in the USA, so more people can take advantage of this innovative system. We are not saying no to any location, challenge us!

Is ecokit™ mortgageable?

If a project is granted permanent Planning Permission as a dwelling, they are potentially mortgageable with all lenders.

What other costs do I need to allow for?

There’s a number of costs associated with any building project, some are absolutely necessary whilst others simply reduce the risk of any potential problems.

Here’s a brief list of the most common costs:

  • site/plot of land – this is probably the biggest expense, obviously
  • site clearance – please bear in mind that a site may need to be cleared of existing structures or vegetation and made level, ready for the foundations
  • building application – professional fees will be required to prepare the drawings, forms and design statements that form the application, plus the Local Planning Authority fees
  • site survey – depending on the proposed site we may need some accurate information on the exact dimensions, the levels and position of any existing trees, hedgerows and existing drainage
  • foundations and below ground services design – although our buildings are modular and are fixed price because every site is different, engineers still have to design the foundations and how the buildings services connect to the drains etc. They’ll use the topographical survey and geotechnical report to ensure the correct foundations are designed
  • utility connections – these costs will vary greatly – even if you go off-grid, you’ll still need to allow a cost for obtaining clean fresh water and a way to dispose of wastewater and sewage

Please note that this is not an exhaustive list of items and every project is different – you should seek advice on your own specific project.

How are services connected?

The original intention for the ecokit is to be completely independent and therefore off-grid and zero carbon. This is possible, but there is however an additional cost to incorporate renewable energy systems.

Alternatively, just like with any other home, you can easily connect to an existing electrical and water supply and drain into existing sewers, eco-digester system or a septic tank.

How is ecokit™ powered?

The exact power specification for each ecokit home is determined by the customer and is dependent on the site location and orientation. We recommend that you only use electricity rather than gas*.

*Using gas may be cheaper than electricity (from the grid) at the moment, but it’s a fossil fuel, and the carbon emissions from its extraction and use is a major contributor to Climate Change.

What about fire safety?

We use non-combustible insulation and fireproof linings and cladding to protect the timber structure. We will work with you and your local civil engineer to comply with all required regulations.

Can I customise my ecokit™ home?

Yes, absolutely! Ecokit™ was made to be a blank slate and allow you to use any style or design you wish! Tell us what changes you have on your mind and consult with our designer the possible modifications. We are open to new ideas!
